Huge housing development planned for Kilkenny’s Wetlands
A large development of 184 new homes is being planned for the outskirts of Kilkenny city.
Cairn Homes has made initial contact with An Bord Pleanála regarding a development at College Avenue, Breagagh Valley, in Kilkenny’s Wetlands.
It is hoped the development will consist of 94 apartments and 90 houses when completed.
Due to the scale of the development, Cairn Homes do not have to apply to Kilkenny County Council for planning permission as the proposal could fall under Strategic Housing Development (SID) rules.
An SHD can be requested on developments of over 100 homes which are seen as essential under the National Planning Framework (NPF). Under SHD rules, the decision on whether the development get the go-ahead is in the hands of An Bord Pleanála.
The project is at the consultation stage with An Bord Pleanála and will have to go through scoping before a full application can be made.
The 27-hectare site is located in the city’s Western Environs, between Circular Road and the Callan Road.
Cairns Homes say the “lands will be served by the new Kilkenny Inner Relief Road,” and is “within walking distance of Kilkenny City Centre”.
Cairn Homes were recently granted to permission to proceed with plans for a new school in the Western Environs close to this development. Both projects are part of the Western Environs Infrastructure Scheme which will see the area opened up for housing and development.
