Huge new housing development for Kilkenny city one step closer

A massive development of 184 new homes planned for the outskirts of Kilkenny city is one step closer to realisation.

An Bord Pleanála has agreed to the consultation process with the developer Cairn Homes regarding their huge project at College Avenue, Breagagh Valley, in Kilkenny’s Wetlands.

If it gets through the next stages, the development will consist of 94 apartments and 90 houses when completed.

Due to the scale of the development, Cairn Homes did not have to apply to Kilkenny County Council for planning permission as the scale of the proposal falls Strategic Housing Development (SID) rules.

An SHD can be requested on developments of over 100 homes which are seen as essential under the National Planning Framework (NPF). Under SHD rules, the decision on whether the development get the go-ahead is in the hands of An Bord Pleanála.

The project is now at the consultation stage with An Bord Pleanála and still has to go through scoping before a full application can be made.

The 27-hectare site is located in the city’s Western Environs, between Circular Road and the Callan Road.
